Richard Rockhold the owner/manager of our company holds the Certified Manager of Community Associations (CMCA®)certificate. This credential requires continuing educational development and are administered by the Community Association Managers International Certification Board (CAMICB and the Community Associations Institute (CAI). They are the only national certification programs exclusively for managers of homeowners and condominium associations and ensures that we provide the best possible service to your association.

Accounting Services and Reports

Maintaining complete, accurate and timely association financials is a cornerstone of our business. We produce all the necessary financial information your association will need to make sound financial decisions. We will oversee and authorize vendor payments for services to ensure financial safeguards.

Budgets

With input from the Board and the prior budgets, develop a budget proposal to present to the Board for approval.

Property Inspections

Every property is inspected at least weekly to ensure proper upkeep and that each community is being handled effectively and efficiently. We make sure the grounds and common areas are well maintained.

Common Area and Landscape Maintenance

We will provide skilled maintenance for small maintenance items and help the Board select contractors and professionals who can provide top notch services for large projects and annual contracts.

CC&R Enforcement

Enforce community association rules and regulations fairly, equitably and reasonably.  Send notices and letters to owners in violation of CC&R’s.

Pool and Spa Service

Annual Meetings

We will prepare and mail notices and proxies to all unit owners prior to the meeting, assist the Chair in conducting the meeting and if the Secretary has requested we will schedule a 3rd party to take meeting minutes. We can assist in sign ins, tallying votes and proxies. Most importantly be available to answer question concerning maintenance, management issues and current condition of HOA assets.

Board Reports

Prior to Board meetings, every Board member will receive a detailed report that includes complete financial statements, maintenance reports and copies of all current correspondence and any bids or contracts.

Project Management

We will develop specifications and obtain at least three bids for each Board approved project. All contractors are carefully selected and their work and references are checked for quality and cost effectiveness. We will confirm they are properly insured and licensed. As the project progresses we will visit the site regularly to oversee the contractors and the work they are performing. We will ensure that the work is done to the Boards expectations and per the contract specifications and within the expected time frame. Contractors will not be paid in full until we inspect all of the work completed, the premises is free of debris and all equipment has been removed.

Reserve Studies

Don’t just rely on special assessments to repair or replace your community’s fixed assets. A well managed community will have carefully planned for and budgeted for the eventual repair or replacement of common-area components. We can work with the Board to choose a qualified Reserve Study provider.
